Property Progression

📋 Overview of the Property Progression Screen

The Property Progression screen offers a clear and streamlined view of:

  • All For Sale properties currently marked as Under Offer/STC

  • All Lettings properties where a Pre-Tenancy has been initiated

This allows for easy tracking of property status across both sales and lettings workflows.


The following details are displayed:

  • Offer Date

  • Solicitor

  • Purchaser Solicitor

  • Exchanged

  • Completion

  • Invoiced


🔍 Filtering Options on the Progression Screen

The Progression screen includes flexible filters to help you refine your view. You can filter by:

  • Category

  • Usage

  • Progressor

  • Branch

  • Display Pictures

These options make it easier to focus on specific records or streamline your workflow based on key criteria.


🔢 Property Count Indicator

A counter is displayed in the top-left corner, showing the total number of properties currently visible in your view.

⚙️ Filter-Dependent Display

The displayed content will always reflect your currently active filters, ensuring you see only the most relevant results.


🏠 Accessing and Editing a Property Record

To view a property, simply double-click on it. This will open the Property Record, where you can make any necessary amendments.

You'll land on the Progression tab, with the Progression Chain conveniently displayed alongside it for easy reference and updates.


Progression Chains

A property chain is like a row of dominoes - each buyer is also a seller, and their ability to move depends on the next person in line. For example:

  • Buyer A is purchasing from Seller B.

  • Seller B is buying from Seller C.

  • Seller C is buying from Seller D… and so on.

If any one of these transactions falls through or is delayed, it affects the entire chain.

When one transaction in a property chain falls through or is delayed, it can trigger a domino effect that disrupts everyone else’s plans. Here are some realistic examples of how that plays out:

  1. Buyer’s Mortgage Falls Through - Their seller can’t complete their sale, so they can’t buy their next home, and so on.

  2. Delays in Legal Paperwork - Exchange of contracts are delayed then for everyone.

  3. A Seller Pulls Out - That buyer may have to pull out of their own sale, collapsing the chain from the middle.

  4. Survey Reveals Major Issues - Everyone else in the chain is delayed or forced to renegotiate their own timelines.

  5. Gazundering at the Last Minute - The chain breaks, and everyone has to reassess or start over.

  6. Knock-On Delays - Potential Storage costs for furniture if move-in dates don’t align.

    Temporary accommodation needs if someone must vacate but can’t move in yet.

    Emotional stress and uncertainty for everyone involved.


🧩 Managing the Chain in the Progression Tab

  • The Chain is accessible on the right-hand side when you open the Progression Tab.

  • A plus symbol (+) has been added to enable quick edits — use it to attach items either to the start or the end of the chain. The system will automatically link all items together in sequence.

  • If you enter Edit Mode or View Notes, you can identify and resolve any issues within the chain — such as correcting breaks or splits to ensure continuity.


🔄 Resetting the Progression Chain

If the chain appears incorrect or disorganized, you can choose to reset the progression chain. This action will remove any additional links and restore the chain to its original starting point.

⚠️ Important: Resetting will also delete all notes attached to individual Chain Items. Please make sure to copy and save any important notes before proceeding.
